Do I need planning permission or building regulations sign-off?

Most standard patio and garden paving work does not need planning permission. However, if you are laying a hard surface over five square metres at the front of a property and it drains onto the road, permitted development rules apply. Rear garden patios are generally straightforward. Building regulations do not normally cover patio installations either, though new walling above a certain height can bring its own considerations.
